Repair or replacement? How we decide on a Tampa Bay roof

Most Tampa Bay roofs we look at do not need a full tear-off. A lot of them do not need “just a patch” either. The honest answer sits between those two sales pitches, and it depends on age, how spread out the damage is, and what is under the shingles, tile, or metal you can see.

That is why a free inspection is the first step, not a quote from a photo. We walk the roof, check the deck where we can, and tell you what we would do if it were ours.

When a repair is the right call

A repair makes sense when the failure is local: a few lifted shingles after a storm, a flashing leak at a chimney or wall, a puncture you can see, or a valley that is dumping water in one spot. If the rest of the roof still has life, we fix the failure and leave the rest alone.

We will not sell a replacement to make a small leak look dramatic. We also will not caulk over a roof that is at the end of its life and call it done.

When replacement is cheaper than chasing leaks

Replacement is the better spend when the roof is old for Florida, the damage is in several places, or the underlayment — the sheet that actually keeps water off the deck — is cooked. In this climate that happens faster than people expect. The wear layer you see can look “fine from the street” while the sheet underneath is brittle.

Typical full replacements here run in a wide band, often $8,000–$30,000+, based on size, pitch, and material. The Roof Replacement page has the breakdown. An inspection still beats a number pulled from the air.

What we look at on the inspection

Age and original install. Storm hits versus slow wear. Ventilation and attic moisture. Flashing, valleys, and penetrations. Then the underlayment and deck, because those decide whether a repair will last a season or a decade.
