SILICONE COATING
When Coating Beats a Tear-Off
A coating is cheaper when the deck is sound. If it is not, we will say replacement instead of selling you a bandage.

Silicone coating note
When coating beats a tear-off
A coating is not a magic roof
A silicone coating is not a magic roof. It is a surface system for a roof that is still structurally honest. We would rather lose the coating sale than put silicone on a deck that needs to come off.
Coating is usually right when
- The roof is flat or low-slope and still under about 15 years
- Leaks, UV chalking, or ponding are on the surface
- The deck and structure are sound on inspection
Then a PM Certified silicone system seals and restores for a fraction of a tear-off. Details live on the silicone roof coating page.
Replacement is the honest call when
- Decking is soft, wet, or delaminated
- The roof is at the end of its life, not just ugly
- A coating would be a bandage over a roof that will still fail
That inspection is free. If coating is not the right job, we will say so and talk replacement instead of hoping you do not notice in two years.
